Baja Land Developers is a company dedicated to assisting clients interested in purchasing homes internationally, in the region of Baja California. Their mission is to simplify the complex process of buying property, ensuring that clients are connected with trusted professionals to make the journey toward international homeownership smooth and worry-free. This group project focused on building a user-friendly, responsive web application that allows users to explore land development opportunities and facilitates engagement with the brand.
The Problem
Baja California is rapidly growing as a hub for land development and investment, yet there is a noticeable lack of modern, well-designed digital platforms that communicate real estate opportunities in a clear, engaging, and trustworthy manner. The client identified that most existing websites in the region suffer from outdated interfaces, confusing navigation, and poor responsiveness—especially on mobile devices. These issues created barriers for potential buyers and investors who wanted easy access to reliable information and visuals.
Our challenge was to design and build a professional, bilingual real estate website that not only highlighted development opportunities but also reflected the brand's credibility and forward-thinking vision. The platform needed to deliver an intuitive user experience for both local and international audiences, support visual storytelling through property showcases, and ultimately build user confidence through clean design and efficient front-end performance.
The challenge:
Research and Insight
consumers struggles with:
limited online resources creating a need for a more transparent, accessible real estate services.
User Insight:
Users are more likely to engage with a real estate development brand when the site feels credible, modern, and easy to navigate.
They expect an intuitive layout, easy access to listings, and trust signals that make the platform feel legitimate.
Key Findings:
Competing platforms lacked cohesive design and felt outdated or unprofessional.
Navigation was confusing, especially on mobile.
Property listings were hard to browse or lacked clear calls to action.
Key trust-building content like company mission, visuals, and contact details were either missing or buried.
There was no clear emphasis on investment value or development transparency.

The user flow diagram outlines the step-by-step journey of a buyer (e.g., “Dave”) interested in purchasing a property in Santo Tomas. The process begins with homepage exploration, moves through property selection, and ends at the reservation stage. Key features include:
Decision-based branching (e.g., confirming if the property is right)
Clear paths toward reservation or exit
Support for user autonomy with optional appointment scheduling
Proto Persona
User Research Plan
Baja Land Developers is a group project aimed at creating a polished and professional digital platform that showcases land development projects in Baja California. The target users include real estate investors, homebuyers, and partners seeking opportunities in this fast-growing region.
The site was designed to offer a seamless experience—from browsing featured properties to understanding the company’s mission. Our team aimed to build a user-friendly platform that was visually engaging, responsive across devices, and reflected Baja Land Developers' brand as modern, credible, and future-facing.
In addition to general engagement preferences, we also gathered data specific to real estate buying behaviors in Mexico, focusing on motivations, budget ranges, platform expectations, and communication preferences.
Investment is the primary motivation
69.9% of participants reported that their main reason for purchasing property in Mexico is for investment purposes, signaling the importance of showcasing long-term value and ROI.Vacation and rental properties are also a factor
39.1% of respondents stated that they are motivated by the potential for vacation or rental home ownership, indicating an opportunity to highlight dual-purpose properties.Mid-to-high investment ranges are most common
59.1% of participants expressed interest in investing between $250,000 and $500,000 USD, suggesting a need to feature properties within this budget range prominently.Financial accessibility for foreigners is a top priority
45.5% of users identified financial options for non-Mexican buyers as the most important feature they look for in a real estate platform. Providing details about financing, mortgage options, and trust structures (fideicomiso) is essential.Education builds user confidence
A significant 81.8% of respondents said it is important for a property website to provide educational resources about purchasing real estate in Mexico. This includes guidance on legal processes, regional considerations, and investment risks.Legal transparency is critical
Similarly, 81.8% of users emphasized the need for content explaining the legal aspects of property acquisition in Mexico, including foreign ownership regulations and title verification.Mobile contact is preferred by a portion of users
34.8% of participants said they prefer to contact agents or sellers via mobile, reinforcing the need for mobile-optimized communication tools such as click-to-call, WhatsApp integration, or contact forms.
Key Findings:
The majority of users are motivated by investment potential but seek clarity, trust, and legal education before committing. For Baja Land Developers, this means that beyond property listings, the platform must act as a resource hub—offering clear legal guidance, financing information for foreigners, and user-friendly communication channels, especially for mobile users. Highlighting mid-range investment properties and dual-purpose use cases (vacation + rental) will further align with buyer goals.

SWOT Analysis
Brainstorming and Ideation
If given the opportunity to continue this project, I would recommend the following next steps:
Usability Testing with Real Users: Gathering feedback from investors, agents, and foreign buyers will validate assumptions and reveal usability gaps.
CMS Integration: Implementing a content management system would allow the client to update property listings and blog content without developer support.
Multilingual Expansion: Supporting additional languages beyond English and Spanish can broaden the platform’s reach.
Live Chat or Inquiry Tools: Adding WhatsApp or chat widgets can support mobile-first users and increase lead conversion.
Performance Optimization: Prioritize accessibility and loading speeds for global users accessing the platform from varying network conditions.
The Baja Land Developers platform successfully addressed key gaps identified during research—outdated design, lack of trust-building content, and mobile unresponsiveness. By implementing a modern, bilingual interface with clear navigation and strategically placed content, we created a solution that is both visually engaging and functional for international and local users.
Key outcomes include:
A streamlined, intuitive navigation structure aligned with user decision flows
Educational content that builds legal and financial confidence for foreign buyers
Visually engaging design optimized for desktop and mobile
Integration of core trust signals, including the TITLE SAFE system, financing information, and company mission
The final high-fidelity prototype demonstrates how a real estate platform can simultaneously educate, engage, and convert visitors by addressing the unique needs of property buyers in Mexico.
